The Cannery Village Story
Cannery Village is a 34-space park located in a prime area of Newport Beach on the Lido Peninsula. The property includes a 22-space marina.

In 1999, Carlsberg Management Company, a firm that has been involved with manufactured housing for 30 years, purchased the Cannery Village mobile home park in Newport Beach, California. It was 50% occupied with rental homes that were themselves 20 or 30 years old. Amenities consisted of a very small swimming pool and a laundry room that had been closed down.
The police were actively involved in Cannery Village because of frequent calls for disturbances. The property had gone through bankruptcy proceedings and foreclosure. It had been for sale for two years. Prospective buyers wanted to change the zoning and convert the property to another use, but met resistance from the City of Newport Beach.
Carlsberg's plan was to keep Cannery Village as a manufactured home community and upgrade it into one of the finest communities in the United States. The rental homes were sold and the few homes owned by others were purchased and removed from the park. The park was then completely raised and removed from the site.

During the later half of 1999 and all of 2000, Carlsberg built the following infrastructure for the property:
Installed all-new utilities, including a new sewer and water system, new electrical and gas lines. All utilities are dedicated to the utility companies and residents pay utility charges directly to the utility company.
Built a new, large jacuzzi along with a shared gathering place and restrooms.
Installed a security gate.
Most importantly, Carlsberg worked with the Silvercrest division of Champion Homes to design and install 34 state-of-the-art two-story homes in three different styles. Each home has three bedrooms, two baths and garages. Every home has been individually designed for the site so that window views can be maximized.
